When it comes to keeping your home watertight, your roof plumbing system plays a crucial role. But did you know that metal roofs and tiled roofs require different plumbing designs, materials, and maintenance approaches?

At Unleash Plumbing, we work on both Colorbond metal roofing and tiled roofing systems across Melbourne — and we know firsthand how the two differ when it comes to performance, drainage, and long-term care.

Here’s what sets metal and tiled roof plumbing apart, and how to choose the right solution for your property.

Understanding Roof Plumbing

Roof plumbing refers to all the components that control how water flows off your roof — including gutters, downpipes, flashings, and roof drainage systems.

Properly designed roof plumbing prevents leaks, water pooling, and structural damage by efficiently directing rainwater away from your building. But because metal and tiled roofs are built differently, their plumbing systems must be tailored to suit.

1. Roof Design and Water Flow

Metal Roofs:
Metal roofing sheets — such as Colorbond or Zincalume — have smooth surfaces and interlocking seams that allow water to run off quickly. This means roof plumbers must design steeper pitch angles or precise fall gradients to prevent overflow and ensure water is captured correctly in gutters.

Tiled Roofs:
Tiled roofs have a more textured surface and overlapping tiles that naturally slow water runoff. While this can help reduce splashback, it also increases the risk of water catching under tiles if flashings or valleys aren’t sealed correctly.

In short, metal roofs drain faster, while tiled roofs rely more on proper sealing and flashing to stay leak-free.

2. Flashing and Sealing

Metal Roof Plumbing:
Metal roofs require custom-cut flashings around penetrations such as vents, skylights, and chimneys. These are usually made from Colorbond steel and are sealed with silicone or rubber gaskets to keep them watertight.

Tiled Roof Plumbing:
Tiled roofs use mortar, flexible pointing, and lead or aluminum flashings to bridge gaps between tiles and other structures. Because these materials can deteriorate over time, tiled roof flashings need more regular inspection and maintenance.

3. Gutters and Downpipes

Metal Roofs:
Given their faster water flow, metal roofs are often paired with high-capacity gutters such as box or quad profiles and larger downpipes to manage sudden rainfall. These systems must be secured tightly to handle the extra runoff velocity.

Tiled Roofs:
Tiled roofs can use smaller, more decorative gutter profiles, but debris buildup (especially from broken tiles or moss) is more common. Regular gutter cleaning is essential to maintain proper drainage.

4. Weight and Structure

Metal Roofs:
Metal roofing is lightweight, which means less strain on roof framing and plumbing systems. This makes it ideal for extensions or tile-to-tin conversions, where the existing structure may not support heavy tiles.

Tiled Roofs:
Tiles are significantly heavier, requiring stronger support framing and gutters designed to handle the load. Improper installation can lead to sagging gutters or leaks at junction points over time.

5. Maintenance Requirements

Metal Roof Plumbing:
Maintenance on metal roofing systems is generally low. It’s important to check for corrosion, loose screws, and blocked downpipes, but repairs are usually straightforward.

Tiled Roof Plumbing:
Tiled roofs demand more frequent upkeep — replacing cracked tiles, repointing ridge capping, and clearing moss or lichen to keep drainage clear. Left unchecked, minor issues can quickly lead to leaks or gutter overflow.

6. Lifespan and Long-Term Performance

Both systems can last for decades when properly installed and maintained:

  • Metal roofs can last 40–50 years or more with minimal maintenance.
  • Tiled roofs typically last 30–40 years, though some terracotta tiles can exceed that lifespan with regular care.

The key difference is that metal roof plumbing tends to remain watertight longer, while tiled roofs require ongoing attention to joints and flashings.

7. Choosing the Right Roof for Your Property

Your choice between metal and tiled roofing often comes down to aesthetic preference, maintenance expectations, and budget.

If you want a modern, low-maintenance solution, Colorbond metal roofing is hard to beat. If your home has a heritage or traditional style, tiled roofing offers timeless appeal — just be prepared for more frequent maintenance.

At Unleash Plumbing, we offer expert roof plumbing services for both types — including installation, repairs, guttering, and full tile-to-tin roof conversions.
